Romansbaai appeals to almost everyone that has set foot here, but building is not for everyone. In collaboration with OrangeCircle a wide range of bespoke designer homes have  been made available for the connoisseur on an off plan and turnkey basis to take all the hassles out of owning a new beach house.

OrangeCircle has successfully developed 15 such homes on Romansbaai over the last 5 years and are currently in process with the development and construction of a further 2.

 

How an Off Plan project works:

• These homes are site specific and designed to optomize the position.
• Leading architects are used and the projects are managed entirely by OrangeCircle.
• Orangecircle facilitates the concept, design and the complete construction.
• Projects take an average of 12 months from signature to completion
• The projects are concluded through two linked agreements, the purchase of the land and a concurrent building agreement.
• Leveraging on economies of scale these projects typically could cost less than if you did it yourself.

 

Background on OrangeCircle

• OrangeCircle was founded 20 years ago by Thys and Hildi Geyser, with backgrounds in finance and interior design.
• They specialized in developing once off unique luxury homes.
• Over this period more than 30+ such products were developed in Pretoria, Franschhoek and now Romansbaai

 

Off Plan price points

There are 5 precincts in Romansbaai. Each has a few distinct characteristics influenced by position, access to the beach and views. OrangeCircle has thus embarked on developing products specific to each precinct, to offer a spread of price points. The prices are for the completed home inclusive of the stand and Vat.

Oystercatcher area: A brand new addition post Covid is the development of small summerhouses or cabins. These bolthole cabins are set on 1200m2 full title stands and are compact in design, to allow owners ownership on the estate in a designer yet affordable home. 4 projects have been developed along Oystercatcher now all being part of the www.romansbaaicollection.com

The only one still available is on stand 353 and is priced under R5m
