There is a comprehensive building guideline manual to ensure a structured development of the estate. You can appoint your own architect and builder and do a home within the estate guidelines or we can recommend approved parties with local knowledge and experience. The first step is always an induction discussion with the estate architect to guide you before you start the design process. There is a five year grace period wherein you must build. All the stands are large by all standards ranging from 1200m2 upwards. These stands have varying ocean views depending on the location and price points.

· There are beach fronts and prime beach and breaker views stands, ranging from R2m-R4.5m
· The North facing Walker Bay views stands range from R1.2m to R1.8m
· South and East facing stands overlooking the Atlantic ocean towards Kleinbaai, Franskraal and Deyer island range from R750-R900m
· The most affordable stands at R600k have distant sea views and are set in lush Fynbos forests with gorgeous mountain views.
We offer two turnkey projects on Romansbaai.
This is a small development village within the estate, consisting of 10 smaller, 2 or 3 bedroom designer homes in a cul de sac on stands of 1200m2. The design style is “contemporary barn” and done by a leading architect specializing in barn influenced designs. It is set in a Fynbos garden with mountain and ocean views. The homes are designed and placed on the stands to form a village like feel. The finishes are more natural with ample use of wood and stone. This design is of a modular nature and more bedrooms can be added if needed. This is specifically for people that have no interest in the building journey but want a more individualized home.
We also offer two bespoke designed turnkey homes of different look and feel on specific pre selected stands. These homes have similar accommodation offerings but are completely different in design style.

These homes offer three bedrooms , two bathrooms, lounge and dining area with kitchen. Well sized patio/verandah combining inside and outdoor living. The homes are finished with top end finishes. These are designed as holiday homes with an emphasis on relaxed living and not as permanent homes. With minor adjustments this can be changed.
Romansbaai Village is a retirement village in the Overberg, Western Cape offering 80 units, to be developed in phases. It will be sold as a plot-and-plan option (full-title) with residents being over the age of 55. Take note, owners do not have to be the required age. Family of pensioners and future land lords may invest as well. There are two designs. DESIGN A: 2-Bedroom / 2-bathroom and DESIGN B: 3-Bedroom / 2-bathroom option. The living area with lounge, dining area and kitchen is open plan and lead onto a covered spacious patio. All homes have a standard single garage, with an option to extend to a double garage. Special storage units with electricity will allow for hobbies, boats or simply excess from scaling down. No need to throw precious valuable away.
